with over 25 years experience, specializing in Alternative Mortgages placing mortgages with Tier 1,2 banks, Trust companies, Mortgage Investment Funds and other alternative financing companies including private lenders.

I've been a licensed mortgage professional since December 1999 — over 26 years working at every level of the Canadian mortgage industry, and almost entirely in alternative and non-bank lending.
I founded Broker It! in 2021 because too many Canadians get told "no" by their bank and assume the answer is no everywhere. It isn't.
The big banks are federally regulated, with mandated lending parameters that are uniformly strict across the board. Provincially regulated lenders, mortgage investment corporations, and private lenders operate within different rules. Still regulated, but different rules — they pick a niche, they lend wisely within it, and they can say 'yes' where federally regulated banks often cannot.
The catch is, you generally can't reach those lenders directly. Most don't take applications from the public. They rely on brokers to represent the client side: structuring the application correctly, validating documents, disclosing costs and risks in plain language.
That's where I come in. I've been a licensed broker, an alternative mortgage specialist at a major Canadian bank, an investment lender and underwriter, and a Director-level executive at a major Canadian bank, where for seven years I led mortgage compliance, governance, and regulatory operations across Canada. I've seen what gets approved, what gets declined, and why.
I'm a graduate of the University of Guelph (B.Comm., Economics and Finance) and Seneca College's Financial Services Underwriting program (with Honours). Founding Member of the Canadian Association of Accredited Mortgage Professionals (now Mortgage Professionals Canada), member of the Canadian Mortgage Brokers Association, and licensed mortgage broker in multiple Canadian provinces.
For Canadians 55+, I also operate Rewind Mortgage, a brand specializing exclusively in reverse mortgage solutions.
The 'big banks' are often the first place you think of for a mortgage because you see them on nearly every street corner. However, being federally regulated, their mandated lending parameters are very strict across the board.
Other provincially regulated lenders pick a niche and lend wisely within that niche. They can lend where federally regulated banks cannot. They don't lend foolishly, but they have more freedom where an application makes sense.
These lenders rely on mortgage brokers to represent the client side of the transaction, to structure an application correctly, to collect and validate documents. In the case of private lenders and many other institutions you cannot apply for a loan directly to a lender.
That's where a broker fits into the Alternative and Private borrowing process.
